EXISTING CONDITIONS

The owners wanted to create home sites for individual sale from a parcel of land they owned close to their property at Guavaberry Farms. The subdivision they had previously commissioned was cutting the site into individual lots with complete disregard for the low elevations and natural hydrological patterns that connected the site to the freshwater Gri Gri pond nearby. Issues of periodic flooding and potential well and pond contamination prevented a traditional septic tank system, limiting development approval.

 
 

 

DEVELOPMENT PLANS AND GUIDELINES

We created a subdivision plan with lot lines, easements, and pre-determined access and parking locations that confined the building envelope area only to a specific area of each lot. We established an overall landscape easements and setbacks plan with enforceable guidelines controlled by the owners for architectural approval in the sale process of the lots, to guarantee views and privacy for all, and to keep the sensitive drainage central area as common open space. We also advised on zoning restrictions, subsoil, fill, and soil boring requirements, preparing building concepts and approval regulations to guide the buyer for future home construction compliance.
